Apple REITs Eye Merger as Prelude to Public Listing of Shares

Apple REIT Eight renegotiates loans
Apple REIT Eight Inc., a Richmond-based real estate investment trust owning 51 hotels, has renegotiated five loans on which it deliberately defaulted earlier this year to gain better terms.The company said in its second-quarter report that it strategically defaulted on the loans, which then were placed with a special server. Four loans were renegotiated and reinstated, while the fifth was renegotiated and paid off at a discount.

Apple REIT Investors Don’t Bite
MacKenzie Patterson Fuller,a California investment fund, didn’t have much luck persuading shareholders of a local REIT to give up their shares at a fire sale prices. Chip Patterson, general counsel for MPF, spoke to Richmond BizSense in June, and said his firm would make money by acquiring shares on the cheap and collect the difference if and when the fund sold its hotels, giving the shares a higher value. MPF was hoping that the negative spotlight would drive more investors to cash out, but despite the funds being under fire all summer, Apple REIT investors wouldn’t bite.

Apple REIT Buys 3 Hotel Assets for $36 Million
Apple REIT Ten Inc., a Virginia-based real estate investment trust, acquired three properties from Sage Hospitality for $36 million.
The first was an 88,625-square-foot Hilton Garden Inn at 2425 Barrington Road in Hoffman Estates, IL. The Class A hospitality building consists of 184 rooms on 3.7 acres and was built in 1995. It sold for $10 million.
